Watermark at The Grove (the “Property”) is a 282-unit planned multifamily development with significant above-standard amenities targeting single working professionals and empty nesters. The Property is located at the Northwest corner of Randall Road and Northwest Pkwy in Elgin, Illinois, which is less than one mile north of the I-90/Randall Road interchange. This project is the final phase of the 30-acre mixed-use development, which is part of a greater 350-acre master plan known as Northwest Corporate Park, developed
by Interstate Partners. Watermark is fully entitled and permit ready.


Requested Terms
Interstate Partners is seeking an institutional equity investment with the following terms:
• $24 million contribution
• Investor receives preferred return of 8%
• 50/50 profit share thereafter
• Projected investor IRR of 26.7%

Investment Summary
The total capitalization is $67,003,762 or $238k/unit which compares favorably
with an average cost of $275k/unit for comparable product with concrete
construction. A construction loan will contribute 54.5% of total construction
costs with Interstate Partners contributing the remaining equity.
